Certain properties will require the attic to be inspected to verify that HVAC and natural gas lines are not touching and/or close to any decking that will be penetrated during the replacement of the roof. This is for the safety of both the property owner and employees of JACS.
Preconstruction Prep
Our crews will arrive early the day of installation and prep the perimeter of the property. Any outdoor items that are in the path of possible falling debris and can be moved will be. Tarps are then strategically placed to catch falling debris and protect the property.
Removal
The existing roofing system: metal roofing, underlayment, flashings, and ventilation are removed, hauled off, and disposed of.
Decking/Sheathing
Decking/Sheathing is inspected for rotten, damaged, or improperly fastened sheets, as well as to verify that it complies with current building codes and ordinances.
Flashings
All roofing systems need protection from water-related issues. Because of its self-sealing and rubberized asphalt mixture, JACS installs Ice & Water Shield on all our clients properties. Ice & Water Shield provides the best protection against water infiltration resulting from the freeze/thaw cycle, wind-driven rains, and normal water flow around eaves, rakes, valleys, vents, chimneys, and skylights.
Underlayment
Roofing underlayment is a critical secondary barrier that helps preserve the life of the overall roofing system. For durability and enhanced water-resistance JACS installs Synthetic Underlayment on all our clients properties. Long-lasting polymers give Synthetic Underlayment its strength and longevity. It’s impervious to moisture and offers a higher degree of weather protection than felt.
Direct to Deck or Battens
Each metal roofing system has its own manufacture installation specifications depending upon the specific material. Direct to deck installations involve attaching the metal roofing directly to the roof deck without the use of battens. Batten installations involve placing a grid of wooden battens over the existing roof deck before installing the metal roofing
Field
The field is the most visible area of a roof and creates the most curb appeal. All metal roofing systems are installed per manufacturer installation specifications.
Trim, End Cap, & Counter Flashings
Trim, End Caps, & Counter Flashing are critical components of a metal roofing system installed to enclose the roof creating a weather-resistant barrier from the elements.
Ridge Cap
Ridge cap is installed on all hips and ridges.
Ventilation
Calculating the proper amount of attic ventilation is crucial for many reasons. Ventilation plays an important role in the energy efficiency of a property. It removes heat and moisture from the attic safeguarding the longevity of the rafters and decking. Proper ventilation also helps deter potential problems during freezes. JACS paints all ventilation to compliment the color of the metal roof.
Clean Up
Our goal is to leave the property just as clean as when we arrived. Upon completion of construction our crews will blow loose granules out of the gutters and downspouts, pick up any small debris from flower beds and the lawn, sweep the driveway and patios, and run a magnetic nail sweeper over the property. Any outdoor items that were moved prior to construction will be returned to their original location.
Walk Through
When work is complete a walk through with the property owner is performed to guarantee customer satisfaction.
Warranty
Once the final payment is collected the 10-year transferable workmanship warranty will be activated and a copy of the warranty will be sent to the property owner.
